Boats docked at a marina on the Intracoastal Waterway in Boynton Beach, Florida

Quick answer: Boynton Beach sits between Lake Worth Beach and Delray Beach in southern Palm Beach County. Near the coast you will find the Boynton Harbor Marina, Oceanfront Park, condos and townhomes by the Intracoastal and mid-century single-family homes east of I-95; to the west, gated and golf communities stretch toward Florida's Turnpike. Before buying, review community rules (including whether a community is age-restricted), the condition of older homes, the flood zone and insurance quotes.

Boynton Beach covers a lot of ground, from boat slips on the Intracoastal to planned communities near the Turnpike. This guide is for buyers who want to understand the city's layout and the questions that come up most often when buying here.

Boynton Beach from east to west

The simplest way to understand Boynton Beach is to follow Boynton Beach Boulevard from the water inland.

The waterfront and downtown. On the east side, the Boynton Harbor Marina sits on the Intracoastal, and Oceanfront Park is across the bridge on the beach. The downtown has been rebuilding around Ocean Avenue, with newer condo and apartment buildings near older storefronts.

Mid-century neighborhoods east of I-95. Between the Intracoastal and I-95 are established neighborhoods with single-family homes from the middle of the last century, many of them one-story concrete block houses on their own lots, often without an HOA.

West of I-95 to the Turnpike. This is where most planned communities are: gated neighborhoods, golf communities and newer developments in the Canyon area near the Turnpike.

Neighborhoods and communities to know

From the Boynton Beach page, these are the main names buyers search:

  • Downtown & Marina District: condos and townhomes close to the marina and the Intracoastal.
  • Hunters Run: a gated golf and country-club community.
  • Aberdeen: a gated golf community west of I-95.
  • Canyon Lakes, Canyon Isles & Canyon Trails: newer planned communities in the western Canyon area.
  • Valencia communities: a group of age-restricted communities in the west.
  • Quail Ridge: a golf and country-club community.
  • Lakes of Tara: a planned community west of I-95.

Types of homes and what each involves

Home type Where Things to know
Condos and townhomes Near the Intracoastal and downtown Condo association finances, building inspections and reserves
Mid-century single-family homes East of I-95 Age of roof, plumbing and electrical; possible renovation needs; often no HOA
Gated planned-community homes West of I-95 HOA rules, fees and approval process
Golf-community homes West of I-95 Club membership terms in addition to the HOA
Homes in age-restricted communities West, toward the Turnpike Occupancy and purchase rules set by the community

A note on age-restricted communities

Some communities in western Boynton Beach are legally designated as housing for older persons under federal and Florida fair housing law. These communities set rules about occupancy that apply to every buyer, so it is important to read the association's documents carefully before making an offer. I can help you identify which listings fall under these rules so there are no surprises. This is a property and document question; I never steer anyone toward or away from any community.

Getting around

  • I-95 and Florida's Turnpike both have interchanges at Boynton Beach Boulevard.
  • Tri-Rail has a Boynton Beach station along the I-95 corridor.
  • Brightline riders can use the West Palm Beach or Boca Raton stations, each a drive away.
  • Palm Beach International Airport (PBI) is north in West Palm Beach, and Fort Lauderdale–Hollywood International (FLL) is to the south.
  • Military Trail, Congress Avenue and Jog Road are the main north-south roads between I-95 and the Turnpike.

What to check before buying in Boynton Beach

  1. Inspections on older homes. For mid-century homes, schedule a full inspection, a 4-point inspection for insurance and a wind mitigation report. Look closely at the roof, plumbing materials and electrical panel.
  2. Flood zone. Homes near the Intracoastal and canals, and some lower-lying inland areas, may be in a FEMA flood zone. My guide to flood zones and flood insurance explains how to check.
  3. HOA and community documents. In planned communities, review fees, what the HOA maintains, leasing restrictions and any buyer approval process.
  4. Club terms. In golf communities, ask whether membership is mandatory and what fees apply at purchase.
  5. Condo documents. For condos near the water, request the budget, reserves, inspection reports and minutes.
  6. Permits. If an older home has been renovated, ask for permits for the work, especially roof, windows, additions and electrical.

Insurance, flood and association rules change; confirm the details with a licensed insurance agent, the association and your title company or attorney.

How to start your search

Start by deciding whether you want to be near the water and downtown, in an established neighborhood without an HOA, or in a planned community to the west. Each choice leads to very different listings and costs. Browse current listings on the homes page, and when you are ready, we can set up a search for the areas that fit.
