How I sell your home

    We walk through it together

    I'll look at your home the way a buyer will — and tell you honestly what helps, what hurts and what doesn't matter.

    We price it on evidence

    Recent sales near you, what's active now and what didn't sell. You'll see the same data I see, and we'll decide the price together.

    We prepare it

    A short, practical checklist: repairs worth doing, what to pack away, what to leave. Then professional photos — because the first showing happens on a phone screen.

    We put it in front of every buyer

    Your listing goes into the MLS and out to the major portals, plus my own network of buyers and agents — in English, Spanish and Portuguese.

    I negotiate for you

    Offers, counteroffers, inspection requests, appraisal questions. My job is to protect your price and your timeline while keeping the deal alive.

  6. 6

    Closing day

    Title, paperwork, final walk-through, keys. I stay until it's done.

Before the photos: a short checklist

  • Fix the small things buyers notice first: dripping faucets, burnt-out bulbs, sticky doors.
  • Clear countertops and closets — buyers open everything.
  • Fresh neutral paint where it's needed, not everywhere.
  • Curb appeal: trimmed landscaping, clean entry, working doorbell.
  • Gather documents: HOA rules, permits, warranties, recent insurance and tax bills.
  • Plan for showings: where the pets go, how quickly you can leave.

Questions sellers ask me

How do you decide the asking price?

From evidence: recent sales, active competition and what fell out of contract nearby. I'll show you all of it and explain my reasoning; the final call is yours.

What does it cost to sell?

My compensation is agreed in writing in the listing agreement before anything is published. Beyond that, sellers typically cover title-related costs and Florida documentary stamp taxes on the deed. You'll get an estimated net sheet before you list.

Should I renovate before selling?

Usually no. Small repairs and presentation return more than big projects. We'll decide together after the walk-through.

How long will it take?

It depends on price, condition and the market that month. I won't promise a number — I'll show you what similar homes have done recently.

I live abroad. Can I still sell?

Yes. Signing can be handled remotely, and I coordinate showings and vendors locally. If you're a foreign owner, U.S. tax withholding rules (FIRPTA) may apply at closing — talk to a tax professional early.
